A real estate agent will list your home on the Multiple Listing Service (MLS), which will make it available to other real estate agents and also post it to sites like Zillow, Trulia, and others.

However,  you can avoid paying thousands of dollars to a real estate agent in commission fees. Real-Esate agency are not needed when we are your buyer. You don’t need anyone to help you find a buyer, when we can do that for you ensuring a quick and easy sale.

However, if you still want to explore using an agent, here are a few tips to ensure your home sells fast when using an agent.

Price it for a quick Sale. The most important factor in how fast your house sells is going to be the listing price. It’s important to know what other houses are selling for in your neighborhood that are in similar condition, with similar features, and listing for slightly less than the average will help you sell quickly.

Some unscrupulous agents may give you an inflated value of your home so that you’ll list with them – only to come back a week later telling you reduce the price.  That strategy will slow down the sale of your house and is not effective.  To sell quick, price it right the first time.

Make Repairs

When prospective buyers visit your home, first impressions are everything.  If there are cracks in the wall, doors that stick, or other issues you might have become used to, it will quickly turn off someone that wants to live there.  Fix any major issues before listing the home with an agent to ensure you make the right first impression.

Do Updates

Even if everything is in working condition, buyers are usually looking for something that feels “current”. Out-of-date cabinets, color schemes, and floor plans can make your house fell “dated” compared to others around you in the same price range.  Money spent updating paint, carpet, kitchen, bathroom, and other areas can reap a much higher sales price.

You’ve gotten used to the smell of your animals, but when a prospect walks in the door that’s the first thing they’ll notice!   When listing your home, send animals to a friends house or board them and then clean, clean, clean.  Pet hair and smell is a huge turn-off to buyers.

Get Great Photos

The first place most people will see your home if you are selling fast with an agent is online.  That means the photos of your house are critical and the first impression you make with prospects.  Be sure you agent invests in high-quality photography that shows off the best parts of your home.  Those grainy iPhone photos aren’t going to cut it!
